Renting with Morgans

Morgans is a Safeagent licensed company so you are in safe hands

  1. Photo Identification – Passport, driving licence, valid visa
  2. Proof of address – Utility bill no older than 3 months or bank statements
  3. Proof of employment
  4. Address history

Morgans has TDS membership.  All deposits are registered with TDS and Tenancy Deposit Protection certificates are issued.  TDS is a government approved scheme.

We are also part of the Propertymark Client Money Protection Scheme. You can view our certificate here.

HOLDING DEPOSIT (to reserve a property) – 1 weeks rent

If a Tenancy Agreement is entered the funds will be used as part of the Tenancy Deposit or returned to the tenant if the landlord decides not to let the property.  The holding deposit will be retained if false or misleading information is given, or behaviour questions their suitability as a tenant, or they fail a Right to Rent check, or they withdraw from the proposed agreement, or fail to take all reasonable steps to enter an agreement.

TENANCY DEPOSITS – 5 weeks rent

A deposit of 5 weeks rent is required where the annual rent is less than £50,000, or 6 weeks rent where the annual rent is £50,000 or above.


All tenants are protected with an Assured Shorthold Tenancy.  This is a legal agreement signed by both the Landlord and Tenant.


All tenants are professionally referenced.  Government regulations regarding Right to Rent, Immigration and Anti-Money Laundering are followed.  Current passports, visa where applicable and bank account details are required.  All information provided is treated confidentially in accordance with the Data Protection regulations.



Rent is payable monthly in advance by Standing Order.  Morgans will provide a bank mandated to allow you to set up the payments.


A Morgans representative will meet you at the property and carry out an inventory and schedule of condition check with you.  Utilities and tenants’ notes will be gone through at the property. Keys are handed over and you are left to settle into your new home.


Morgans can arrange content insurance for a tenant.  The Landlord is responsible for the building insurance, but tenants need to insure their own belongings and any accidental damage to the Landlord’s property (eg. Carpets, paintwork, appliances etc).

Please note that Morgans Rentals can earn commission from insurance arranged & taken out by Tenants.


The following fees will be added for any default or breach of the Tenancy Agreement.

Lost keys & security devices – tenants will pay the cost of replacement keys or devices. This included any locksmith access charges. Per key/device/access charge
Late Payment Fee – rent 14 days overdue. Charged at 3% above the Bank of England’s annual percentage rate for each day that the payment is outstanding. Calculated per case/per day
Early Termination – if a tenant requests to leave before the end of the tenancy a fee will be charged, once the landlord has agreed the terms. £350
Changes to the tenancy – If the tenant requests a change and it is approved by the landlord. £50
Contractual damages – in accordance with the terms of the tenancy agreement damages will be paid for by the tenant. Per contractor
Cleaning – No flat fees are charged for cleaning. Properties are cleaned at the beginning of a tenancy to a Hygiene Clean Specification.  Properties must be returned in the same hygienic condition at the end of the tenancy. If properties are not returned to the same standard this will be classified as a breach of contract and tenants will pay for a clean to be carried out to bring the property up to standard.  Per clean



No Credit cards are accepted (All prices inc VAT. All fees are non-re-fundable). Prices are subject to review from time to time.  One months’ notice will be provided.
