We will manage the tenancy on every level to ensure rents are paid on time and the property is well maintained.
As soon as rent is received by Morgans the rent is paid to the Landlord (subject to banking hours and bank holidays). Statements are emailed or posted to Landlords which provides accounting documents. Payments are made via BACS.
We know how important it is to balance mortgage and rent revenue margins. Maintenance costs need to be reasonable and the work quality good. Morgans vets all contractors to ensure the work quality is good and work is completed in a timely manner. this ensures the property is well maintained and all landlord obligations to the tenant met. Landlords will approve all works before they are instructed, unless there is an emergency which may cause risk to life or health – gas, electric or a water emergency.
Formal check ins and check outs are conducted. Photographs are taken to back up the written inventory. A good quality inventory is important to verify any claims made later.
Properties will be inspected on a regular basis to ensure they are being well maintained. If there are Government restrictions in place (lockdown/isolation for instance) then inspections will be conducted by email, phone and photographs. Reports will be issued to the landlord.
