Full Management Service Option

Monthly Management Fee includes
Rent collected, landlord statements, property maintenance management, inventory management and midterm inspections.
12.6% inc vat (10.5% plus vat) taken on rent collected.

New let set up fee includes
Finding a new tenant – advertising & market material, viewings, negotiation, referencing, fixed term tenancy agreement, deposit registrations, provision of all government literature and certificates, Right to Rent checks, photos for check in, meter readings and service provider notifications.
£240 inc vat (£200 ex vat)

Tenancy Renewal Fees includes
New tenancy agreements are signed and issued on renewal. Deposit protection certificates are extended and issued; Visa checks are made and updated.
Tenancy Renewal Fee – £120 inc vat (£100 ex vat)

Let Only Service Option

Tenant find only. The landlord processes all other legal requirements and documentation.
10.2% inc vat – 8.5% plus vat of the rental contract over a 6-month period
or 50% of the first month’s rent (which ever the greater) plus vat
Plus The New Let Set Up Fee – £240 inc vat (£200 ex vat)
Plus Renewal Fee (if required) – £120 inc vat (£100 ex vat)

Other Possible Associated Costs

The following are extra associated costs that are involved in renting your property should you require Morgans to arrange.

Energy Performance Certificate (EPC) – £96 (£80 ex vat)
Required for every property before advertising can start.

Gas Safety Certificate – £96 (£80 ex vat)
Legally required every 12 months, essential before a tenancy can start.

Electric Installation Condition Reports – From £156 (£130 ex vat)
Legally Required every 5 years, essential before a tenancy can start.

Smoke & Carbon Monoxide Alarms – From £30 (£25 ex vat)
Legally Required to be in rented properties in full working order and in date.

Inventory – From £120 (£100 ex vat)
A paper report to record the condition of a property when a tenant checks in, is signed by tenants and used at the check out as to compare against any damages. This is vital if any disputes occur.

Rent Guarantee – £325(£270.83 ex vat)

Insurance on a property for 12 months with no excess covering non payment of rent and legal cover.

Key Cutting & Mail Redirection – £10 per key (£8.33 ex vat)
Morgans will require one full set with two front door keys for tenants and a full set to be kept in the office.

Pre-Tenancy Hygiene Clean – Quotes can be provided
This is to ensure a hygiene standard is maintained and provides a platform for judging the property at the end of tenancy.  Essential in ensuring the property condition is maintained.

Buildings and Contents Insurance – Quotes can be provided
It is essential to always have property insurance in place. Morgans can arrange specialised landlord insurance products. Morgans can earn commission from insurance arranged & taken out by Landlord clients.

Emergency Maintenance – £250
If landlord clients are not contactable and unless specifically notified, Morgans can spend to a maximum of £250 in order to perform emergency maintenance to avoid property damage.

House Visits – £30 p/h (£25 ex vat)
To attend the property while maintenance or remedial work is undertaken, in the absence of a Landlord or Tenant.

Landlord Withdrawal – £240(£200 ex vat)
A fee is charged if a landlord has given a authorisation for a tenancy to proceed before cancelling if references have passed.

Landlord ongoing property maintenance/project management – 12% (10%+vat)
This charge depends on the estimated manpower hours spent on resolving maintenance issues that include cleaning, gardening, breakdowns, insurance repairs and all general maintenance as requested.

Provision of Legal or Accounting Documents – £36 (£30 ex vat)
Sourcing, printing and dispatching documents for legal and accounting purposes.
