- Remove all items of financial or emotional value (paintings, family keepsakes)
- Ensure all white goods are in good working order
- Ensure all sanitary ware is in good working order
- Gardens should be tidy and well maintained
- If the property is in good condition at the beginning of the tenancy, it will be photographed, and the inventory noted. The property should be returned in the same condition, subject to normal wear and tear.
It is normally better to rent a vacant property, then there is less risk to furnishings being accidentally damaged and having to be replaced. Furniture left in the property must comply with Fire Safety regulations. Wear and tear on sofas and beds etc would mean purchasing replacements.
The following must be provided prior to occupation:
- Gas Safety Certificate
- Electrical Safety Certificate
- Energy Performance certificate
An Inventory and Schedule of Condition report with photographs is essential to record the condition of the property. This is an important document to prove the condition of the property at check in and check out. It is a requirement under the Tenancy Deposit regulations to verify any later claims.
Lawns should be cut and the borders tidy at the beginning of the tenancy. It will then need to be maintained and returned in the same condition. The garden should be added to the inventory as all other facilities are. Tenants are responsible for maintaining the garden and returning it in a good condition.
Morgans will advise the utility companies that a new tenant has moved in. This is covered in the Tenancy Agreement. The tenants will be accountable for setting up their own accounts.
All properties must have building insurance. It will be required by mortgage companies. Contents insurance should be taken if carpets or other soft furnishings are in the property. We advise you to check with the Insurance company. Morgans can assist in providing a quote for any insurance.
The tenants must pay for any damage. Accidents do happen. If damage is reported then photographs will be taken. Morgans will instruct a contractor and a remedial quote will be obtained and the tenant will pay for the damage.
Yes. The mortgage company may have some additional requirements.
Morgans makes payments daily, subject to banking hours and bank holidays. Payments are made via BACS direct to the landlords’ account. Statements are emailed to the landlord to provide accounting documents.
Morgans database flags up any unpaid rent. Telephone calls or emails are immediately sent to the tenant. Each case is handled individually subject to the reasons for the default. The Morgans Accounting team are very experienced in dealing with these matters. We have a bank of knowledge to provide tenants with advice on financial help and support if they experience hardship. Morgans prides itself in having a low rent arrears level to due the fast action taken to secure rent.
Morgans has Client Money Protection Insurance. We have Propertymark Accreditation, and this is a mandatory requirement. The accounts and deposit values are audited by TDS twice a year.
