Administration charges will be made at the beginning of a tenancy. Other charges which may be made during a tenancy are shown below.
Tenancy Administration Fees
All tenancies are subject to satisfactory tenant references. Referencing will not be processed until all fees are paid. Fee must be paid in cleared funds
As with most rental agents, Morgans charge fees for all tenancy applications.
The exact cost depends on the number of applicants who wish to rent a property, or if a guarantor is required.
Single tenancy application - £240 inc vat
Each additional applicant - £60 inc vat (max 4 sharers on 2 storey house)
Married couple application - £300 inc vat
Guarantor (if required) - £60 inc vat (max 2 guarantors on any application)
Company application - £360 inc vat
The deposit required is 1.5 months (rent value) on all tenancies and 2 months on any tenancies that include a pet addendum.
Tenancy Renewal Fees
Morgans provides fixed term assured shorthold tenancy agreements.
New tenancy agreements are signed and issued on renewal. Deposit protection certificates are extended and issued. Fees are paid on or before signing the new tenancy agreement.
The charges are £60 inc vat for a 6 month tenancy renewal and £105 inc vat for a 12 month renewal.
Other Possible Tenancy Fees
Morgans will charge the following administration and manpower fees when undertaking additional work caused by the tenant. The fees cover additional administration, documents, telephone calls, letters or emails with tenants, contractors and landlords and any other third party involved.
Property visits – to attend tenant deliveries, contractor call outs & house sitting - £30 inc vat
Missed inspections appointments - non attendance/2nd appointment - £30 inc vat
Gas/Electric prepay meters –property visit, resetting meter to clear debt - £90 inc vat
Late rent payment fee – for rent unpaid for 7 days - £30 inc vat
End of tenancy dilapidation management fee – £15 inc vat per contractor
Standing order non cancellation and return of rent - £12 inc vat
Cash handling charge 1% of total – (e.g £1 in every £100)
Overdue unpaid invoices over 30 days - £30 inc vat
No credit cards or Am-express payments accepted
